💡 Social clubs in premium cities outside Paris, with a long-term hospitality ambition and each stage funded by evidence.
Three formats, one relationship
| Format | Role | Economic proof required |
|---|---|---|
| Full club in a premium city outside Paris | Establish the experience, community and operating method. | Retention, price actually collected, peak-hour capacity and profit after all site costs. |
| Compact club in smaller cities | Extend the brand through group classes without a gym floor. Compact recovery remains an assumption to test. | Revenue per class, instructor costs, seat availability and opening investment. |
| Hotels | Extend the member relationship into travel. Movement, sleep, food and recovery shape the stay. | Profitable room demand, local memberships and an acceptable return for the building owner. |
The first club, the first proof
The project targets premium cities outside Paris: markets with the spending power, recurring fitness demand and local catchment to support the experience. The offer should attract people who already pay to train and want a place to return to regularly, with coaching and a social life. The neighbourhood, price and actual usage must define the first audience more precisely.
An accessible building, a rent the business can support and paying demand are all needed together. The density of managers and professionals and purchasing-power ratios help select catchments to test. They demonstrate neither purchase intent nor a universal price ceiling.
The first club must prove that members stay, return and recommend the place. The next must reproduce that experience with hired staff and management, beyond the founder’s personal network.
Real competition
Each candidate city needs its own competitive assessment. Outside Paris, offers such as Villa M already combine a hotel, fitness classes and recovery. Its advertised offer is €109/month, with a €500 joining fee and a twelve-month commitment; it includes group classes and spa access. Official Villa M offer.
Internationally, SIRO already builds its hotel experience around fitness, recovery, sleep and nutrition. Official SIRO positioning.
The difference must be visible in how people use the club: who joins, why members stay, how the community develops and why they later choose the brand’s destinations. These advantages remain to be demonstrated.
The second chapter: hotels
The long-term ambition combines Soho House’s sense of membership and belonging, La Montgolfière’s mix of training and social life and Mama Shelter’s lively hospitality.
Our version makes health the centre of the social experience, with movement, recovery, good food and sleep taking the place of partying as the organising idea. The ambition is to make this a reason to book. The experience must run through the whole stay: rooms, training, food and shared spaces.
The preferred option is to develop the brand and operating capability with property partners who finance the buildings. The company earns management and brand fees; the owner must earn an acceptable return after those fees. Accor illustrates this management and franchise model. Official Accor 2025 results.
This structure reduces the property capital the brand needs to raise. It does not remove the need to prove the first hotel’s economics and maintain operating quality.
Four proofs for investors
- Paying demand. Founding memberships at the planned price, followed by observed retention and referrals.
- Replication. A second site that attracts and retains members with a hired team.
- Capital efficiency. Total investment, cash needed during ramp-up, maintenance and payback period for each format.
- A credible expansion market. Qualified catchments, suitable buildings and rollout funding.
Under the current assumptions, 50 clubs averaging 900 paying members represent approximately €75m in annual membership revenue, excluding ancillary sales. This illustrates scale; it is not a forecast. The capital and time required to get there must be quantified.
The first club proves demand and retention. The next site proves replication. Hotels secure their funding on demonstrated demand.
