Members pay for the whole experience.
Training, recovery and a place to belong justify €179 per month. Test paid founding memberships at that price, not expressions of interest.
Find the membership and financing your club needs.
September 11 planning case. Financing is proposed, not secured. The €80k personal honour loan is excluded until its terms and transfer to the club are defined.
40% of capacity at opening; 18 months to target membership.
Selecting a preset restores its starting assumptions. Both pages use the same saved inputs and shareable model links.

The aggressive case changes opening membership and ramp speed. Price, churn, capacity and costs stay identical. Monthly trading EBITDA starts after opening; launch costs remain in funding and in the group’s opening-year EBITDA. No separate AI coach revenue is assumed.
The other assumptions are shared with Full model, Group model and Vision. Changing club size also updates capacity, staffing, energy and fit-out.
1,335 m² ÷ 1.5 m² per member. A planning ratio to validate at peak times.
At 514 members, the club covers rent, staffing and the other operating costs.
Total project cash over 36 months, including the opening and reserve.
Break-even: €68,781 in monthly fixed costs ÷ €134.02 contribution per member, rounded up. Contribution includes ancillary margin and deducts member costs and replacement acquisition. This is before loan payments, replacement investment and tax.
Opening investment: €700 of fit-out per m² (€934,500), plus €200,000 of equipment and €80,000 of pre-opening costs. Equipment and pre-opening budgets stay fixed when area changes. Contingency, rent deposit, opening-member acquisition and €40,000 for the AI coach initial build are also included.
Financing scenario: 40% of capacity at opening, growing to 80% over 18 months, with a reserve equal to 3 months of fixed costs. Loan repayments are included if you enter debt in Full model. The total is before deducting equity or loans.
Same assumptions as Full model. This is an illustrative full-club model, including VAT, discounts, collection losses, staffing and energy. Small buildings are not automatically a validated compact-club format. Change the detailed assumptions there; both tabs update together. Raising price does not automatically reduce assumed demand.
AI training coach: included in membership with no separate revenue. This first club bears €3,000 per month for platform and support, plus €2.00 per active member at 60% adoption. The Group model shares the platform cost once across locations. Retention stays at the entered churn assumption.
Test the proposed allowance of 16 classes per four weeks at 712 members. Inputs below are planning assumptions.
2,136 weekly participations · 167 classes per week.
This volume is not added to payroll automatically. Validate room-specific schedules, peak demand, reformer availability, coach hours and recovery capacity with the operator before relying on the margin.
At 80% capacity, the club generates €26,640 / month before financing, replacement investment and tax.

¹ Includes growth and replacement acquisition. ² After equipment replacement investment and loan payments; before tax. ³ Includes entered equity and loan. Membership figures are rounded for display only.
At steady membership: acquisition replaces churn only. Growth acquisition is included separately in each month of the projection. Equipment is purchased upfront.
Opening investment + largest cash shortfall during operation + minimum reserve.
The model does not assume this funding is secured.
Loan payments include principal and interest. They reduce cash, not operating profit. The reserve stays in the bank; it is not spent twice.
Training, recovery and a place to belong justify €179 per month. Test paid founding memberships at that price, not expressions of interest.
12% annual churn and €334 acquisition cost assume the club retains members and can afford their replacements. Measure retention and cost per paying member.
712 target members must fit the class schedule, gym, recovery and changing rooms. Validate peak usage, staffing and works quotes before committing to a lease.
The original 66–79% break-even has not been reconciled, and the financial workbook is absent. This model calculates break-even from the entered costs. The historic €677k presale benefit is not treated as collected cash or secured financing.
€179 is the dossier reference price. Willingness to pay still needs paid local tests.
80% tests a busy club without assuming it is full. A scenario, not a demand forecast.
1,335 m² comes from one candidate building; no launch property is selected. Area also changes payroll, energy and fit-out.
The 1.5 m² ratio is a rough capacity proxy. Classes, showers and recovery must work at peak times.
40% reproduces the earlier opening scenario. No presales are assumed collected; acquisition is paid before opening.
18 months is an editable linear ramp, with no seasonality. Target demand and acquisition capacity remain unproven.
12% annual attrition is unobserved. Converted to a monthly rate; departed members must be replaced at the same CAC.
€334 is a budget assumption. Applied to growth, opening members and replacement churn. Replaces the old 4% marketing budget.
12% additional ex-VAT revenue, such as drinks and services. It must be validated independently of subscriptions.
55% remains after ancillary goods and direct delivery costs. The remaining 45% is charged once.
20% is retained from the dossier to convert the displayed subscription price to ex-VAT revenue. This is a model input.
95% of list price after discounts and offers. Applied before the collection rate.
97.6% of billed revenue is collected. This reduces revenue; it is not added again as an expense.
€150 is the September 11 planning case, pending property quotes. Building charges and the deposit also increase with rent.
18% of base rent in the dossier. Excludes energy and the other operating allowance.
€150k plus the floor-area allowance includes employer costs, management, reception and coaches. No separate instructor charge.
€165 × floor area, added to base payroll. A rough staffing formula, not a hiring plan.
€83 per m² per year is the dossier benchmark. Pool/spa systems and opening hours could change this materially.
€6k placeholder for cleaning, insurance, software, accounting, repairs and admin. Excludes all separately listed costs; replace with quotes.
€40k is an illustrative editable allowance for product development and launch, not a benchmark or supplier quote. Expensed at launch in the group forecast; paid once in opening cash.
€3k is an illustrative editable allowance for ongoing development, hosting and support, excluding usage. Borne in full by a single club; shared once centrally in the group forecast.
60% monthly adoption is an illustrative usage assumption. The coach is included in membership, with no separate AI revenue or automatic retention improvement.
€2 is an illustrative editable usage allowance per monthly active member, not a provider tariff or benchmark. Costs scale with average membership and adoption.
€76.25 combines water, laundry and supplies. Scales with average membership, not building size.
1.5% placeholder applied to all ex-VAT revenue for simplicity. Replace with the processor’s actual fee and billing basis.
€700/m² is a starting allowance, not a construction benchmark or quote. Includes studios, recovery and social-space works.
€200k comes from the initial equipment estimate. All equipment is purchased upfront here; no equipment lease is charged.
10% additional cash allowance on fit-out plus equipment. Fully reserved in month 0.
€80k placeholder for design, permits, legal, pre-opening rent and team. Excludes deposit, equipment and acquisition.
3 months of base rent is cash tied up at launch, not a P&L expense. No release is assumed in the 36-month horizon.
3 months of fixed operating costs stays available above the modelled cash trough; it is not an extra expense.
€1k monthly cash outflow for replacement investment, below operating profit. Routine repairs sit in other operating costs.
€500k is proposed equity, not secured funding. The €80k proposed personal honour loan is excluded pending its terms and transfer to the club.
€1.26m is proposed bank debt, not an offer. Principal and interest are paid from month 1; no grace period is assumed.
4.5% is a modelling placeholder, not a lender offer. Fixed-rate amortizing loan; no fees or grace period.
84 months is a scenario. Payments end at maturity. Debt is not an operating cost; its service reduces cash.
Base scenario · 5 clubs by 2033. Every location follows the current Business Model inputs.
Club trading EBITDA − pre-opening expenses & founding-member acquisition − central costs = group EBITDA. The AI coach is included in membership. Its build, shared platform and member usage are costs; no retention uplift, licensing, franchise fees or external AI sales are built into these projections.

Central recurring costs include the shared AI platform once. Usage costs sit with each club. Pre-opening costs and founding-member acquisition are expensed in each opening year; the AI initial build is expensed once in year one. Cash flow also pays fit-out, equipment, contingency, deposits and replacement investment. Launch expenses are paid once. Group cash excludes debt, equity, interest and tax. The first-club financing inputs stay in the Simple and Full model tabs.
Peak funding requirement: €9.05m in Jul 2030, including a €1.12m reserve at that point. A positive EBITDA year can still require financing for subsequent openings.
